Following an extensive stakeholder and community engagement exercise, Railpen has now submitted a planning application for the redevelopment of Eastpoint Business Park.
Where is Eastpoint Business Park?
The site is in Littlemore, just off the A4142 and two miles south-east of Oxford City Centre. The business park consists of five buildings, completed in 1900 and designed as self-contained offices suited to the way people worked at the time.
The site is 3.59 acres in total and is within the Cowley Branch Line Area of Change in the Oxford Local Plan 2036. To the East of the site is the Northfield Hostel site which is to be re-developed into 61 new homes.

Investing in public transport
We will transform the site into a space that is focused on people and place, with reduced car dominance, improved air quality and enhanced public transport provision for pedestrians and cyclists.
Supporting the Oxford innovation cluster
Eastpoint will deliver new innovation space to support start-ups and established companies. People at different stages in their career – from entry level to experienced professionals – will benefit from sharing an environment focused on supporting collaboration.
Boosting the local economy
New jobs and training for local people, firstly with employment generated by the construction, followed by opportunities to learn new skills and develop a career in the innovation and technology sector.
Greening up tarmacked land
A minimum 10% biodiversity net gain – which means making sure the site is better off ecologically once the development has taken place than it is now.
