
Eastpoint Business Park was completed in the 1990s. Since then, our expectations for our working environments, community and public space have changed.
Poor accessibility, daylight and biodiversity make the existing buildings less attractive and the space around offers poor connectivity. The ground floors lack sufficient natural light, an active frontage and make a poor contribution to the public realm.
The existing buildings do not meet current expectations with:
- Poor daylighting in the buildings.
- Compromised level access, leading to inclusivity challenges for both occupiers and visitors.
- Limited floor to ceiling height which limits the practicality of conversion to innovation buildings.
- Building services that are inefficient and approaching the end of their operational life, and building fabric that is outdated, posing significant limitations.
- No access to appealing outdoor spaces for tenants and minimal contributions to biodiversity.
We believe the site has huge potential and an important role to play in the future of Littlemore.

This presents a critical challenge and while there is strong demand for space, a lack of appropriate facilities that meet the specific requirements of innovation companies will hinder the sectors growth.
